Cookie notice
What this site stores on a visitor's device, what it is for, and how the choice can be changed.

Technical cookies
A session cookie, needed to submit the forms safely (protection against submission from other sites). It lasts as long as the visit and holds no personal data.
A cookie that remembers the language chosen among Italian, German and English, so it need not be picked again on every page.
A cookie, elison_consent, that remembers the choice made on the cookie banner for six months, so the question is not asked again on every visit.
These cookies need no consent: without them the site does not work (art. 122 of the Italian privacy code).
Marketing cookies: the Meta pixel
Only with the consent given on the banner does the site load the Meta pixel, provided by Meta Platforms Ireland Ltd. It measures the visits that come from the agency's ads on Facebook and Instagram, and allows those ads to be shown to people who have already visited the site.
The pixel records the pages visited, the IP address and the characteristics of the browser and device, and sets the _fbp cookie on this site's domain, lasting ninety days. If a Facebook or Instagram account is signed in on the same browser, Meta may link the visit to that account. The content of the forms is never sent to Meta.
Meta may transfer the data to the United States under the EU-U.S. Data Privacy Framework. Meta's own processing is described in its privacy policy: www.facebook.com/privacy/policy.
Without consent the pixel is not loaded and nothing reaches Meta.
Analytics cookies: Google Analytics
Only with the consent given on the banner does the site load Google Analytics, provided by Google Ireland Limited. It counts visits, shows which pages and properties interest people and where visitors come from, and measures the results of the agency's ads on Google.
Google Analytics sets two cookies on this site's domain, _ga and _ga_F4J8D8VK94, lasting two years, which recognise the browser from one visit to the next. It records the pages visited, where the visit came from, the approximate area and the characteristics of the browser and device. The IP address reaches Google with the request, but Google Analytics neither logs nor stores it. The content of the forms is never sent to Google.
The site uses no Google advertising cookies, allows no personalised ads and does not link the visit to a Google account signed in on the browser. The data of individual visits stays in Google Analytics for fourteen months at most.
Google may transfer the data to the United States under the EU-U.S. Data Privacy Framework. How Google uses data from sites that use its services is described at policies.google.com/technologies/partner-sites.
Without consent Google Analytics is not loaded: none of its cookies, and no browsing data sent to Analytics.
The browser's local storage
The heart on a property saves the list of favourites in the browser (localStorage): it never reaches the agency, which does not know which properties were saved. Clearing the site's data in the browser removes it.
Outside services
The maps on the property pages and the typefaces are loaded from outside suppliers, which in doing so see the connection's IP address. They set no profiling cookies.
How to change the choice
The “Cookie settings” link at the bottom of every page opens the banner again: consent can be withdrawn at any time, as easily as it was given. On withdrawal the pixel and Google Analytics stop and the _fbp, _ga and _ga_F4J8D8VK94 cookies are deleted.
Any browser's privacy settings can also delete this site's cookies and local storage; only the chosen language, the list of favourites and the cookie choice are lost, and the choice will be asked for again.
