Who handles your data

The controller is ELISON, with offices at Via Weggenstein 3/B, 39100 Bolzano (BZ). For anything concerning your data, write to info@elisonrealestate.com.

What we collect

What you write yourself in the forms. The site has three forms — a valuation request, an enquiry about one property, and a general message — and each collects your name, email, phone if you give it, your message and, for the valuation, the details of the property you want valued (kind, address, size).

We do not ask for special categories of data (health, opinions, memberships) and we ask you not to put them in the message.

The site has no sign-up area: there are no accounts, no passwords and no user profiles.

Only with the consent given on the cookie banner, also the browsing data collected by the Meta pixel: pages visited, IP address, characteristics of the browser and device. The content of the forms is never sent to Meta.

With the same consent, also the browsing data collected by Google Analytics: pages visited, where the visit came from (a search engine or an ad, for instance), approximate area, characteristics of the browser and device. The IP address reaches Google with the request, but Google Analytics neither logs nor stores it. The content of the forms is never sent to Google.

Why we handle it, and on what basis

To answer your request and, if you want us to, to guide you through a sale or a purchase: the legal basis is pre-contractual steps taken at your request (art. 6.1.b GDPR) and your explicit consent given by ticking the box on the form (art. 6.1.a GDPR).

To meet the legal obligations of an estate agency, including tax and anti-money-laundering ones, once a contact becomes an instruction (art. 6.1.c GDPR).

To measure how the agency's ads on Facebook and Instagram perform and to show them to people who have already visited the site, through the Meta pixel: the legal basis is the consent given on the cookie banner (art. 6.1.a GDPR and art. 122 of the Italian privacy code), which can be withdrawn at any time from the “Cookie settings” link at the bottom of every page.

To count visits, understand which pages and properties interest people and where visitors come from, and measure the results of the agency's ads on Google, through Google Analytics: the legal basis is the same consent given on the cookie banner (art. 6.1.a GDPR and art. 122 of the Italian privacy code), which can be withdrawn in the same way.

How long we keep it

Enquiries that do not become an instruction are kept for two years from the last contact, then deleted.

If you become a client, the data is kept for as long as the law requires contractual and tax records to be kept — ten years from completion — and then deleted.

The Meta pixel's _fbp cookie lasts ninety days; the data Meta receives is kept according to Meta's privacy policy.

Google Analytics' _ga and _ga_F4J8D8VK94 cookies last two years. The data of individual visits stays in Google Analytics for fourteen months at most; only the aggregated totals of the reports, which concern no single person, are kept without limit.

Who may receive it

The agency's three agents, the only people with access to the management system.

The supplier hosting the site and the database, who handles the data as a processor on our behalf, on servers inside the European Union.

The notary, the bank, surveyors and public bodies when the transaction requires it, and only for the part that is needed.

Meta Platforms Ireland Ltd., only with consent to marketing cookies. For collecting data through the pixel and sending it to Meta, the agency and Meta are joint controllers (art. 26 GDPR), under the agreement Meta publishes (www.facebook.com/legal/controller_addendum); what Meta does with the data afterwards is Meta's own responsibility, under its privacy policy (www.facebook.com/privacy/policy). Meta may transfer the data to the United States under the EU-U.S. Data Privacy Framework.

Google Ireland Limited, the provider of Google Analytics, only with the consent given on the cookie banner. Google handles the data on the agency's behalf under its data processing terms (business.safety.google/adsprocessorterms); how Google uses it is described at policies.google.com/technologies/partner-sites. Google may transfer the data to the United States under the EU-U.S. Data Privacy Framework.

Beyond what is described above for Meta and Google, we do not sell, pass on or exchange your data with anyone for commercial purposes.

Your rights

At any time you may ask to access your data, to correct it, to erase it, to restrict its processing, to receive it in a machine-readable format and to object to the processing. Where you have given consent you may withdraw it whenever you like, without affecting what was done before.

An email to info@elisonrealestate.com is enough: we answer within a month.

If you believe your data is being handled badly you may complain to the Italian data protection authority (www.garanteprivacy.it).

Providing the data, and what happens if you do not

Name, email and consent are needed for us to answer you: without them the form will not send. Everything else is optional and only makes the answer more precise.
