Frequent questions

Is the valuation really free?

Yes. The visit, the analysis and the written estimate cost nothing and commit you to no mandate.

How soon do I get the valuation?

We reply within one working day and arrange the visit; the written estimate normally follows within a few days of it.

Is the valuation binding?

No. It is an analysis, not a contract: you decide whether, when and with whom to sell.

How is my property's value worked out?

From real sales in the area, adjusted for condition, floor, aspect, energy class and paperwork. We explain the method, with the figures in front of you.

What is the difference between a valuation and a sworn appraisal?

A valuation tells you the price the property will actually sell for here, and is what you decide on. A sworn appraisal is signed by a qualified surveyor and is used in court, in an inheritance settlement or with a bank. If you need one we will say so; if you do not, we will not send you for one.

Is the cadastral value the market value of my property?

No. The cadastral income is a tax basis and follows the category and class on the register, not demand in the area. In South Tyrol the two often diverge widely. Tax follows the cadastral value; a sale follows what is being paid in that street today.

What do you need to start?

Municipality, kind of property and rough surface are enough for a first answer. Plan and land registry come later, and we can fetch them ourselves.

Do you work across the whole of South Tyrol?

Yes: Bolzano and its districts, Oltradige, Bassa Atesina, the plateaus, Merano and the Burgraviato, the Isarco Valley and the Val Pusteria.

Guides for selling a home in South Tyrol

Documents, the land register, the residents' restriction, the energy certificate, tax: the answers written out in full, with the official sources beside them.

Which documents you need to sell a home in South Tyrol

In South Tyrol the list is longer than in the rest of Italy, because the cadastre sits alongside a land register. Here is what is genuinely needed, who issues it, and the order worth collecting it in.

The land register: what changes when you sell in South Tyrol

It is the most important difference between selling here and selling in the rest of Italy, and the one almost no national portal explains. Worth understanding before you sign anything.

The residents' restriction: what it means if you want to sell

It is the rule that most surprises people from outside the province, and the reason two identical flats in the same building are worth different amounts. Worth knowing which side yours is on.

The CasaClima energy certificate: when you need it to sell

South Tyrol has its own system, CasaClima, and stricter rules than the national ones. It is one of the documents worth having ready before the property is even photographed.

What is my home worth: how a serious valuation is done

It is the first question anyone thinking of selling asks, and the easiest one to answer badly. Here is how you build a number that holds up in front of a buyer, a bank and a valuer.

What selling costs: the expenses that fall to the seller

The good news is that the heaviest part — registration tax and the notary's fee for the deed — falls to the buyer. But there is still a list of items worth knowing beforehand, not after.

Selling an inherited home in South Tyrol

A significant share of the enquiries we get arrive in this situation, and it is also the one where the timetable is easiest to underestimate. Worth knowing in advance what needs sorting.

From preliminary contract to deed: closing a sale in South Tyrol

Between the handshake and the change of ownership there are four documents and several weeks. Here is what they are and what to watch in each.

Agency mandate and commission: what you are signing

It is a short contract that decides a great deal. Worth reading calmly, and worth knowing which questions to ask before signing it — including of us.

Seven mistakes that cost a sale money

None of these mistakes is dramatic on its own. Together they explain almost every sale that drags on for a year and closes below the property's real value.
