Property in the Bassa Atesina

This is the practical answer to "I would like to live in Bolzano but the budget does not reach". A few kilometres south of the city, with a train back to the centre in about ten minutes.

Laives is effectively Bolzano continuing southwards: after the capital and Merano, the most populous municipality in the province, with many 1960s and 1970s apartment blocks and newer building in the Pineta and San Giacomo hamlets. It has the largest supply of flats priced below Bolzano.

Ora and Egna are proper villages, with an old centre, their own services and a station on the Brenner line. Egna has medieval arcades and is one of the finest village centres in the province; Ora has an industrial zone that keeps employment local.

Much of the housing stock needs updating: many 1960s and 1970s buildings still have their original services and low energy ratings. On these, the tax deduction and the real cost of the works belong in the calculation before the offer, not after it.

Sellers here mostly sell to people who cannot afford Bolzano, and those buyers think in monthly payments, not in prices. Which means the energy rating and the state of the services move the offer more than owners expect: the same house with a replaced boiler and an up-to-date certificate sells sooner and higher.

What is a home in Ora worth?

Ora has the railway station and the industrial zone, and that splits the town into two markets that are not worth the same: the residential side towards the hill, and the streets near the main traffic axes. Noise and aspect here are real price items, not details — and the reason two properties identical on paper are valued differently. We raise it openly, before publishing.

Egna's arcaded historic centre is a market of its own: handsome properties, often restricted, with few but highly motivated buyers. Outside the arcades the town behaves like the rest of the Bassa Atesina. Those are two valuations by two methods, and treating them alike is the commonest error we see in estimates made from a distance.
